A reader recently asked “Who are the Buyers, where are they from, what are they buying, what questions do they ask and are they moving to the Lake Lure area?”   It occurred to me there may be others curious to learn more of their new neighbors. With these questions in mind, my thoughts travelled through the past year to buyers with whom I have been privileged to work.

Asheville, Charlotte, NC, Greenville, Spartanburg Charleston and Savannah, GA continue to be the nearest primary hometowns of buyers who desire a second home, especially lake homes. The past twelve months have also brought buyers from AK, AL, AZ, FL, GA, IL, IN, IA,KY, MI, MO, MN, MS, NJ, NY, OH, PA, TN, TX, VA, WI, Canada, England, Israel and Portugal.

Buyers’ goals are diverse, though commonalities include desire for views, near proximity to groceries and the lake, low maintenance homes and property, reasonable or no HOA fees. For convenience, many desire to purchase furnished homes. While some seek a log home, others prefer a cottage or classic lake home. Many have childhood memories of a lake house and want to recapture that feeling. Many want a gathering place away from the madding crowd for family and friends while other seek to adjust their lifestyle to a gentler pace. Investors are also purchasing.

While Lake Lure has historically been and remains a 2nd home destination, there is a gentle shift towards full time residency.

Frequently asked questions beyond the obvious of a particular property include:

How’s the market? Have prices gone up? Where is the nearest grocery, pharmacy, and hospital? How far is it to Asheville? How far to Charlotte? Who is the best internet provider? Mobile phone provider? How far to the nearest shopping? How far to nearest airport? Are you allowed to cut trees? What are the annual taxes? How long have you lived here? What’s it like here in the winter? Do you get much snow? Does the lake freeze? Do you like living here? How many people live here year round? Can I have a boathouse? Who owns the lake? Are there covenants on a minimum size home I can build? What are HOA fees and what amenities are offered? Who insures log homes? Do I need flood insurance?

As a broker, I am privileged to help create our community. My greatest satisfaction comes in watching new owners improve their properties, and in seeing neighbors connect. I often say “the most interesting people I have ever met in my life, I have met in Lake Lure.” We are fortunate to live in a place of natural beauty and to welcome others who appreciate, enjoy and nurture the same.
