For this edition’s column I’m going to let numbers speak louder than words. With the first opportunity to report on the 2017 market, it seemed appropriate to give a summary of real estate activity for the past three years. While there are many variables and explanations for differences in numbers, or questions buyers and sellers may have, it is important to understand there are differences among price ranges. The most simplistic way to present the information in this case is to generalize, using only data from Lake Lure (zip code 28746). Data from areas close by and throughout the Hickory Nut Gorge would be somewhat comparable.

In summary, the market has improved from 2015 through 2016 and through 2017. The number of single family homes sold has increased 22%, price per sq. ft. has increased by 8% and total days on market for sold properties has decreased 25% since 2015. All data in the following tables was taken from Carolina MLS on February 13, 2018.

For simplicity, data for condominiums and vacant land was omitted, however, if that is of importance to you please call with your request and we’ll be glad to provide that as well. With a strong economy and consumer confidence, home sales should see more positive results in 2018.
